Impra Charge Ltd is a start-up business in the domestic EV charging industry. Their initial service is installing domestic EV chargers and they are fully approved by OLEV. The business has an established online presence and you can find out more on any of the following channels:

It feels like Chris' Local Leaflet Distribution has been around for ages however they are still a relatively new business. In the short time they have been operating, Sonya, Chris and the expanding team of delivery agents, have carved out a position as the go-to business for distribution of leaflets, magazines and other direct marketing items. Hallmark Partners Ltd are a new business that has joined Workspace as a virtual office tenant. They are currently busy working on their online presence, so full details will follow once they are ready to go.
Interiors by MT Design have recently upgraded their interior design service to include a virtual reality service to help clients visualise what the finished projects can look like. the new system is fairly immersive and details on this and all other aspects of the business can be found on their website - or if you are free on Thursday 22nd October, pop over to Serpentine Green where Maggie will be onsite explaining all about their services (full details are here - https://www.facebook.com/events/324432085343241). The final new tenant is Caturra Coffee Club. The Caturra team are working on their official launch which will be in the next month of so. We can say that Caturra Coffee Club is a membership driven business that is working with some of the country's best independent roasters to deliver ethically sourced and carefully crafted coffee direct to our members doors. One of their aims is to focus and showcase the independent coffee sector, which was thriving before the Covid-19 pandemic, in an environmentally friendly and sustainable way. Benefits of Workspace (Part Two): K.I.S.S
No, not the iconic rock group but an acronym beloved by Sales Trainers that can be applied to just about any area of business, and is much used here at Workspace:
Keep It Simple Stupid (or variations thereof).
Peterborough Workspace Ltd launched in 1991 with a goal to support local entrepreneurs, business start-ups and local small businesses.
Simple, not complicated.
A clear goal.
Now, almost 30 years later, things have changed, new services have been added and generally things have moved on but that goal remains. For our tenants and virtual tenants this translates into a few small things that make all the difference to them:
No Deposit Required
- starting a business can be costly. Not only do you need lots of things that cost money, but as a new business you're often seen as a high risk. Your providers & suppliers aren't always prepared to 'gamble on your success' and quite often you won't get credit or it's payment in advance. For us, taking a deposit that cannot be touched by either party seems like a fruitless exercise, so, we don't. Likewise, we won't ask for two or three month's rent in advance & we don't ask for any restoration or exit costs or apply any other admin charges.
No Long-Term Lease
- long before WeWork came about, there were organisations, including us, who decided against long term leases for their clients. It's great having a 1,3,5yr business plans but in reality things change, and for new, small businesses quite often they do so quickly. Being tied into a 12 month or even longer contract for your premises can restrict your plans and potentially hamper & restrict your growth. So we keep it simple, our tenants are on a rolling monthly contract. At any time, a tenant can give us 4 weeks notice and move - move into a different unit here, move out, move back home, the choice is theirs. Now in reality, and because we engage, support and do what we can to help our tenants we generally know far, far in advance what our tenants are doing and quite often are actively engaged in helping them move1. That said, we've had tenants that have moved in and moved out in what sometimes feels like the blink of an eye and, at present, we've also got two tenants who have been for over 25 years! In all cases, all tenants are on the same rolling monthly contracts.
No Hidden or Unexpected Charges
- none of us like to pay more than we plan or expect to and sometimes it can change the dynamic of a business relationship and things can unravel quickly. We operate as a landlord which can sometimes be seen as a relationship that is heavily stacked in our favour. So to keep things even we're open, clear and upfront about all the costs, charges and pricing structures at Workspace. Our monthly charges are for a fully service office and it includes everything we believe it should cover - the office space, lighting, heating, staffed reception, gigabit internet, a landline telephone number. All of that is included in the price. We make it clear that if you use our printer/photocopier it will charge extra. Our current telephone contract incurs call costs for overseas. mobile and non-geographical numbers but UK landline calls are free. However, if you do incur charges we don't add any admin fee for processing the costs.

Positive Stories in Difficult Times
For many, the last few months have been nothing short of horrific. Setting aside personal issues, many businesses have not been able to adapt or cope with the sheer scale of challenges they faced as the coronavirus wreaked havoc amongst businesses. Big or small, there is not one business that hasn't had to change the way they work over the past few months or worse, had to think 'What happens if.....'. We can all roll off a list of established, well known brands and companies that have collapsed and failed.
Even now, as we contemplate the fact it is already August, no one can say for certain what the next few months will bring. Any business that is still trading at the end (?) of this period thoroughly deserves recognition. Anyone starting or making changes to allow for growth even more so.
With all this in mind, it is great to announce that we have, not one, not two but THREE new tenants this month. Even in previous times three tenants joining us in a month was not that common.
First to take the plunge was Loti Fuster-Bradley and her crafting business - Mama Makes. Like so many of our tenants - current and previous - Mama Makes started on the kitchen table and has gradually expanded to the point where it couldn't be contained at home. This stage in a business is always difficult as the jump from low-cost/zero-cost home office to paid office or workspace is a big jump and hits the bottom line until the extra space and services can begin to pay for themselves. The decision was even more difficutl for Loti, as Mama Makes has been built alongside her existing main work as a Producer for TV channel Hochanda. But for Loti the time was right and she was able to secure one of our smaller serviced workspaces that offered her double the space at home and all the necessary services.
As for the business itself, Mama Makes is a craft business that sells patterned papers, metal dies, washi tapes, ink sprays, storage, acrylic blocks and more on their very own website www.mamamakesstore.co.uk.
The second new business to join us at Workspace is owned by Julie Newport, a former tenant who has returned with a new business idea that builds upon her first project here; Ditsy Home Craft. The Little Toucan is an online retailer of exquisite home decor products that uses Julie's experience and eye for detail to source and supply quality home furnishing products. The Little Toucan is a very new business, so new the website has not yet been launched. Bookmark www.littletoucan.co.uk and make sure to check it out when it goes live.
Our third and final new tenant is a great example of how Workspace creates the right working atmosphere for new business start-ups, growing businesses and entrepreneurs - existing and budding. Even before the ink had dried on the contract Loti from Mama Makes was singing our praises and referred one of her contacts to us as the solution to her growing home business. Sarah Payne is an established publisher, speaker, arts and craft business owner and regularly hosts a TV slot on the Create & Craft TV channel. Sarah is bringing her quilting business and other projects to Workspace and you can get the full picture of Sarah on her website - www.sarahpayne.co.uk .
Three new tenants, all with a big emphasis of online retail, looking to grow and capitalise on the changing retail landscape. All three have the capacity and potential to grow and succeed to the point where they can leave Workspace and occupy their own premises - ideally within the Peterborough area - and follow in the footsteps of other success tenants.
One local business, and tenant at Workspace, that is also busy is electrical contractor EML Electrical Ltd. Being a business that provides a physical service that can't be done from home or remotely, the team have had to undertake massive changes to their standard operating procedures adding extra guidelines, advice and equipment for staff and clients to enable them to remain safe.
Owner, Mark Brear, has been proactive and quick to adapt to the challenges faced by contractors and as a result of this activity his business has, during lockdown, continued to grow and succeed. First of all they outgrew their serviced offices here at Workspace and merged with an empty unit to increase their floorspace by 50%. This move has allowed the business to divide their floorspace and create dedicated office, tools & storage spaces enabling them to work more efficiently.
EML Electrical Ltd have been a tenant at Workspace House for two years now and in that time they have moved and merged units at Workspace House a couple of times as they have grown. This ability to relocate within the same space - keeping the same address, along with the flexibility to adapt the space to fit the individual business needs is one of the several key benefits of our fully serviced offices and workspaces. Benefits of Workspace (Part One): Fast internet...
Before we talk about the internet at Workspace House, it might be useful to look at some of the terms, speeds and information around Broadband speeds.
Type 'fast broadband' into the internet and you'll be bombarded by a myriad of marketing speak; "fast", "faster", "super-fast", "ultra-fast", "lightning fast" and probably a few others I've missed. But just what does it mean?
Well, Ofcom defines:
superfast as 30Mbps or higher, and
ultrafast at 300Mbps plus
With more and more people using their broadband for work, meetings and much more it's also good to know that overall the UK broadband speed is increasing. As recently as May this year the BBC published an Ofcom report1 stating that the average household speed had increased to 64 Mbps with something like 69-75% of households achieving superfast broadband or higher.
But what does this mean in the real world where most of us know these numbers and phrases but not what it means. Well let's take an example of streaming a HD movie. To do this for one user, reports suggest that you'll need at least 8-10Mbps to make sure it downloads smoothly - a 4k HDR download increases that figure to approx 16-20Mbps. Don't forget that the more devices and users you have, the more your broadband speed is being shared. Want to know how fast your broadband is right now? If you've never checked your internet speed it's really simple. Simply run an internet search for 'speedtest', click on one of the many results and run the test (the IT guru at Workspace House - MSS (UK) Ltd's Lee Alberga - suggested we use the ookla speedtest app and website - https://www.speedtest.net/).
What does all that mean for Workspace House? We have around 40 businesses operating from our premises in Woodston so it's crucial that our broadband is fast and reliable. So, like all things at Workspace we like to keep it simple; the broadband at Workspace is not fast, super-fast or ultra-fast, it's full fibre gigabit which means it's capable of speeds in excess of 900Mpbs. Quite simply our broadband is one the fastest currently available in the UK and, importantly for our tenants, our available upload and download speeds are the same.
Thanks to CityFibre - who installed Peterborough's full fibre network for businesses and is currently working on installing the same full fibre service to households2 - tenants, visitors & networking events that take place at Workspace House can all access and benefit from our full fibre gigabit internet speeds. Like I mentioned earlier, we've got nearly forty businesses here and even with that many devices using our internet it doesn't make a difference. Yesterday we ran test and we had a download speed of over 880Mbps and an upload speed in excess of 940Mbps!! See the results of the speedtest below.
